Their role is regulated by the Condominium Management Act (ZUES) and includes a wide range of responsibilities essential for the coexistence within the common property.<\/p>\n<h3 data-start=\"521\" data-end=\"561\">How Is the Building Manager Elected?<\/h3>\n<p data-start=\"563\" data-end=\"633\">The building manager is elected at the General Assembly of the owners:<\/p>\n<ul data-start=\"635\" data-end=\"889\">\n<li data-start=\"635\" data-end=\"698\">\n<p data-start=\"637\" data-end=\"698\">The decision is taken by a simple majority of those present<\/p>\n<\/li>\n<li data-start=\"699\" data-end=\"794\">\n<p data-start=\"701\" data-end=\"794\">The building manager may be an owner, a tenant, or an external person (including a company)<\/p>\n<\/li>\n<li data-start=\"795\" data-end=\"889\">\n<p data-start=\"797\" data-end=\"889\">The term of office is usually determined by the General Assembly \u2014 most often 1 or 2 years<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"891\" data-end=\"1082\">After election, the manager is entered in the Book of Condominium Ownership, and for buildings with more than 15 separate units, they must also be registered with the respective municipality.<\/p>\n<h3 data-start=\"1084\" data-end=\"1115\">Responsibilities under ZUES<\/h3>\n<p data-start=\"1117\" data-end=\"1177\">The building manager has the following key responsibilities:<\/p>\n<h4 data-start=\"1179\" data-end=\"1199\">Organizational:<\/h4>\n<ul data-start=\"1201\" data-end=\"1414\">\n<li data-start=\"1201\" data-end=\"1292\">\n<p data-start=\"1203\" data-end=\"1292\">Convenes the General Assembly at least once a year or upon request by 20% of the owners<\/p>\n<\/li>\n<li data-start=\"1293\" data-end=\"1350\">\n<p data-start=\"1295\" data-end=\"1350\">Prepares the agenda, keeps and stores the minute book<\/p>\n<\/li>\n<li data-start=\"1351\" data-end=\"1414\">\n<p data-start=\"1353\" data-end=\"1414\">Organizes voting, monitors quorum and validity of decisions<\/p>\n<\/li>\n<\/ul>\n<h4 data-start=\"1416\" data-end=\"1436\">Administrative:<\/h4>\n<ul data-start=\"1438\" data-end=\"1655\">\n<li data-start=\"1438\" data-end=\"1494\">\n<p data-start=\"1440\" data-end=\"1494\">Maintains the Book of owners, tenants, and residents<\/p>\n<\/li>\n<li data-start=\"1495\" data-end=\"1556\">\n<p data-start=\"1497\" data-end=\"1556\">Ensures compliance with the internal building regulations<\/p>\n<\/li>\n<li data-start=\"1557\" data-end=\"1655\">\n<p data-start=\"1559\" data-end=\"1655\">Represents the condominium before institutions (municipality, police, service providers, etc.)<\/p>\n<\/li>\n<\/ul>\n<h4 data-start=\"1657\" data-end=\"1672\">Financial:<\/h4>\n<ul data-start=\"1674\" data-end=\"1905\">\n<li data-start=\"1674\" data-end=\"1764\">\n<p data-start=\"1676\" data-end=\"1764\">Collects contributions for the \u201cRepair and Renovation Fund\u201d and other monthly expenses<\/p>\n<\/li>\n<li data-start=\"1765\" data-end=\"1841\">\n<p data-start=\"1767\" data-end=\"1841\">Organizes payments to service providers and keeps full financial records<\/p>\n<\/li>\n<li data-start=\"1842\" data-end=\"1905\">\n<p data-start=\"1844\" data-end=\"1905\">Presents an annual financial report to the General Assembly<\/p>\n<\/li>\n<\/ul>\n<h4 data-start=\"1907\" data-end=\"1922\">Technical:<\/h4>\n<ul data-start=\"1924\" data-end=\"2071\">\n<li data-start=\"1924\" data-end=\"1990\">\n<p data-start=\"1926\" data-end=\"1990\">Organizes and oversees repairs and maintenance of common areas<\/p>\n<\/li>\n<li data-start=\"1991\" data-end=\"2071\">\n<p data-start=\"1993\" data-end=\"2071\">Monitors the condition of installations (elevator, lighting, plumbing, etc.)<\/p>\n<\/li>\n<\/ul>\n<h3 data-start=\"2073\" data-end=\"2117\">How Can the Building Manager Be Removed?<\/h3>\n<p data-start=\"2119\" data-end=\"2190\">The building manager may be removed at any time in the following cases:<\/p>\n<ul data-start=\"2192\" data-end=\"2365\">\n<li data-start=\"2192\" data-end=\"2217\">\n<p data-start=\"2194\" data-end=\"2217\">Voluntary resignation<\/p>\n<\/li>\n<li data-start=\"2218\" data-end=\"2280\">\n<p data-start=\"2220\" data-end=\"2280\">By decision of the General Assembly with a simple majority<\/p>\n<\/li>\n<li data-start=\"2281\" data-end=\"2365\">\n<p data-start=\"2283\" data-end=\"2365\">In case of serious violations or failure to fulfill their obligations under ZUES<\/p>\n<\/li>\n<\/ul>\n<p
